The minimum above grade finished floor area for bungalow plans shall be 2,000 sq ft, for 1 1/2 and 2 storey homes it shall be 2,600 sq ft. Please note: the garage area sq ft is in addition to these areas.
Preference will be given to the use of architectural stone products, complimented by stucco, and/or pre-finished wood siding, and precast window and door surroundings. Siding shall be limited to solid wood siding, such as that manufactured by Cape Cod Finished Wood Siding. No vinyl or aluminum siding will be allowed. In no case will a home be constructed entirely of stucco, siding or brick.
Roofs shall have a minimum pitch of 71 1/2, and be designed so as to be dramatic in presence, where possible, the use of dormers and gables of varying heights shall be considered. Roofing products shall be of an architectural grade, equal to or better than the renaissance asphalt shingle.
The garage shall not be the dominant feature of the home, and will be designed as not to overpower the look of the living quarters. Designers are encouraged to place the garage entries facing towards the side property lines, wherever possible. In all cases, there shall be at least a double car garage with two 9’ doors or wider.
The minimum setback from the front lot line shall be 20 meters, and the minimum setback from side lot lines shall be 10 meters.
